Purpose of a Verbal Home Inspection

 
A verbal home inspection is used to provide a quick run-down summary and overall impression of the major cost areas and components of the inside of a property. It is usually the most preferred route for potential home buyers who find themselves in multiple-offer situations. The walk through home inspection allows potential clients to view the home while hearing about the more substantial cost items. No formal written report is provided.

For sellers, a verbal inspection is ideal when they don’t want a written report, but want the most important areas visually assessed (whether to consider repairs, to know what to expect in the negotiation with the buyers or to accurately fill out the Seller’s Disclosure Statement).
