FOUR POINT HOME INSPECTIONS
IN ORANGE COUNTY, CA
What is a Four Point Insurance Inspection?
A four-point insurance inspection is a specific type of evaluation often required by insurance companies before they will underwrite or renew a homeowner’s insurance policy on older homes. This inspection focuses on four main areas of the home:
1. HVAC (Heating, Ventilation, and Air Conditioning) System:
2: Electrical System:
3: Plumbing:
4: Roof:
The purpose of a four-point inspection is for the insurance company to identify potential risks in older homes. It’s less comprehensive than a full home inspection (which might be conducted when buying a home) but focuses on areas that are of most concern to insurers.

Frequently Asked Questions

What to Expect During the Inspection:
- The inspection is usually quick, lasting around an hour or two, depending on the size and condition of the home.
- The inspector will need access to all areas of the home, including the attic, basement, electrical panels, and around the HVAC system.
- Home Owner will need to remove all Items from under all bathroom and kitchen sinks. The Inspector will need to photograph all plumbing connections.
- They will take photos and make notes about the condition and age of these four systems.
- Homeowners should be prepared to provide documentation on any recent repairs, replacements, or renovations to these systems.
HVAC (Heating, Ventilation, and Air Conditioning) System:
The inspector will check the condition and age of the heating and air conditioning systems. They will look for any signs of malfunction or the need for repair or replacement. The inspection includes examining the type of system, its overall functionality, and maintenance history.
Electrical System:
This part of the inspection assesses the electrical panel, wiring, outlets, and switches. The inspector looks for outdated wiring systems (like knob-and-tube wiring), signs of electrical fires, safety hazards, and any DIY electrical work that does not comply with current standards. The age and safety of the electrical system are key points of consideration.
Plumbing:
The inspection of the plumbing system includes checking the condition of pipes, fixtures, faucets, and water heaters. Inspectors look for signs of leaks, water damage, and the types of plumbing materials used (as some older materials like polybutylene pipes are prone to failure and may affect insurance eligibility). The age of the plumbing system, its current state, and any recent renovations are also evaluated.
Roof:
The inspector examines the age, material, and condition of the roof. They look for signs of leaks, missing or damaged shingles or tiles, and the general integrity of the roof structure. The remaining lifespan of the roof is a significant factor, as older roofs are more likely to fail and cause water damage.
Will I recieve a Pass or Fail Score?
Unlike some other types of inspections, there is no standardized grading system for a four-point inspection. The inspector provides observations and descriptions of the state of each of the four systems without assigning a “pass” or “fail” grade. However, the results can significantly impact insurance decisions. Insurance companies may require this inspection report o determine whether they will insure the home, particularly if it’s older. If the inspection reveals significant issues, an insurance company might refuse coverage until those issues are remedied.
Will I need to pay for a re-inspection?
No, if you need us to come back out or verify a repair, we will do so at no additional charge to you upon the first re-inspection request. any subsequent re-inspections will be charged $100.00 service fee.
