Depending on the property, this may include roofing, exterior components, structural elements, electrical systems, plumbing systems, HVAC equipment, water heaters, interiors, common areas, stairs, railings, parking areas, drainage, and visible safety components.

    Not included unless added as a separate service or referred to a specialist:

    • Environmental testing, mold, asbestos, lead, radon, or air-quality testing
    • Phase I Environmental Site Assessment
    • ADA compliance evaluation
    • Fire sprinkler, alarm, or life-safety system certification
    • Elevator inspection
    • Engineering or structural calculations
    • Code compliance inspection or permit verification
    • Roof warranty evaluation
    • Sewer scope unless added separately
    • Tenant lease review, zoning review, title review, or financial analysis
