What’s Included in a Short-Term Rental Inspection?
A short-term rental inspection is a visual inspection of accessible areas and components of a rental property. It focuses on visible safety concerns, maintenance issues, guest-readiness items, and property conditions that may need attention before guests occupy the home.
Visible Address Numbers
We verify that the dwelling or unit has clearly visible address numbers that are at least 4 inches high so emergency responders, guests, and city officials can identify the property.
Bedroom Emergency Escape Openings
We inspect sleeping rooms used for short-term rental to confirm each room has an operable window or door in addition to the main entry.
Smoke and Carbon Monoxide Alarms
We check that smoke alarms are installed in every sleeping room, outside each sleeping area, and on every floor. We also verify that carbon monoxide alarms are installed where required and are functional.
GFCI Protection
We inspect kitchen, bathroom, and other required electrical outlets to confirm they are protected by Ground Fault Circuit Interrupters, commonly known as GFCI protection.
Water Heater Safety
We inspect the water heater for proper strapping, visible venting conditions, and temperature and pressure relief valve discharge piping routed to an approved exterior location.
Heating Equipment Safety
We visually inspect heating equipment to confirm it appears to be in a safe operating condition and located in an approved area.
